PURCHASING GUIDE

VISIT THE PROPERTY.- visit the property as many times as necessary to be sure it meets all your requirements.

CHECKS ON DOCUMENTATION.- once you find the property which meets your requirements, you should investigate the legal situation, you need to go to the Property Register (Registro de la Propiedad) which pertains to the town in which the estate is registered and request a Nota Simple, which shows the owner of the property and whether there are any debts or charges upon it (mortgages, embargos, pending conditions, usufutos).

RESERVE IT.- After checking that everything is in order, make a payment to act as a reserve so that the Vendor will give you preferential rights to the same.
The deposit is refundable if the agreed conditions between Purchaser and Vendor are not met.

FINANCING.- To finance the purchase, we can recommend several banks where you would receive personal attention to your requirements.

CONFIRMATION OF THE PURCHASE.- Once the period of time established in the reserve agreement has passed, you go on to sign the contract of sale, at which point 10% of the total sale price should be paid and a date is set for the formalisation of the title deeds, at which point the remainder of the payment is due.
